I am a glass half full kind of person and try and see the good in everyone but please be cautious with these guys! Below is kind of wordy but felt detail was important.

We had moved into our new home and we wanted to know where our lot lines were so we contacted Survey Consults, Inc for an estimate. I was happy they could get out there quickly but was hesitant about them my CC number for the $325 non-refundable deposit they asked for.

After they looked our property over on-line I received a call back from Rob saying that the cost would be approximately $625 but that it might change depending on how long the job takes. They charge a minimum of $400 if they find things right away, but it could be as much as $1000 a day (or $125 per hour) if it takes longer. I knew the property had been surveyed not long ago so I was hopeful it would be the minimum.

They came the day after the original appointment because "jobs usually take longer than expected" which is what I was told, which worried me. On the day they came they showed up at about 8:30am. I was happy that they found 3 of the 4 corners by 10:00. Then I watched them dig at a SE location which is where the final pin needed to be located. I had to leave for an appointment but was hopeful that where they were digging was the final pin location and thought I would probably be paying the $400 minimum.

When I got home they were no where to be found. So I called Rob and he said (and I received an email) that they stayed here until about 12:00pm and that for the work they had done so far I was right at the $625 estimate but more time was needed to finish the job. I wasn't comfortable with this and told them that there services were no longer needed and to figure up what I owed them so we could settle up. They ran my CC for $562.50 without telling me the total or getting my permission to run the card.

My wife and I bought a 300' tape measure and metal detector to try and find that last pin location. THE METAL PIN WITH PINK TAPE ON TOP WAS AT THE EXACT LOCATION WHERE I SEEN THEM DIGGING BEFORE I HAD TO LEAVE! The dirt they dug up was put back down to look undisturbed.

I would highly recommend these gentleman.. I had used another surveyor first-a fast talking young guy that told me about his company had generations of experience and how great they were. At the last minute my closing required an addition to my survey. The young man wanted to charge me twice. I called Survey Consults and told them of my delima they had my survey ready in four hours and saved my real estate closing for less money than the other guy that had already surveyed my property. If you need a land surveyor in the city of gulf shores I would use Survey Consults again. I just wish my agent had recommended them first.
