Do not use this company. They were supposed to help manage our HOA and what the numerous things they have failed to do are beyond belief - gross negligence. We just found out one more big whopper of a bill they neglected to pay was our HOA insurance renewal - not only did they ignore the renewal notice last year, they ignored the expiration warning, the cancellation notice that was mailed to their office. Nobody said or did anything. Our HOA has been uninsured since May. We tried to file a claim for property damage, that's how we found out. I have reported this company to the Secretary of State.

They also failed to provide financial reports and files to our new management company, making our transition a nightmare as we try to sort out where we stand, what else didn't they pay, and was someone embezzling from our account. Our CPA is auditing now.

Linda Sok was our account manager. I don't know the name of the new owner of this company, but ever since she took over, it has been worthless. They were collecting monthly payments for doing NOTHING for almost a year!

This place is absolutely terrible. Awful communication and understaffed. I am on the board in my building and we recently switched to associa and the difference is night and day. Unfortunately we are still dealing with fallout from condo services negligence with our building. I have since heard feedback from multiple vendors that deal with condo services how awful they are to work with. When your reputation is that bad, contractors don't even want to work on repairs with your building because they know how big of a pain they will be to work with. So glad my building made the switch to associa. If you are on a condo board I highly recommend you do not use condo services.

BANK ACCOUNTS: In our agreement, HOA board members are supposed to be signers of checks that are going out to vendors. Also, we are allowed to use the bank of our choice. Since the switch, Condo Services unilaterally decided to change our bank to the one they wanted to use without board approval. Also, the board cannot sign checks anymore as we are not on the signature cards. Pretty much we do not have transparency to see our funds, and we do not have authority to control our account anymore.

SERVICE: No more account manager. Previously, we had an account manager assigned to work with our HOA. However, either he quit or was fired, and our HOA was never informed that he was not with them anymore until I stopped by the office to ask for him directly. We were directed to reach out to a generic email for any requests for our account, but so far, no one has ever responded back from the email address provided to us.

VENDORS: They fired all the good accountants and the one that is left has been doing a terrible job. I've received notices that our insurance company would terminate our insurance if they did not receive payment by a certain date. Our emergency phone line and intercom phone line were cut off multiple times due to lack of payments. In February 2022, our gate maintenance vendor would not repair our gate when it broke until they received payment for service provided from October 2021.

AFTER HOURS LINE: In our management contract, they were supposed to have an emergency after hours line in case something happens at our complex, we can reach out to them. Unfortunately since the new CEO took over, that line does not exist anymore. There is no way to leave a message after hours or get in contact with anyone in case of an emergency.

FINANCE: Condo Services bounced a check because they wrote it from our original bank account, not the new account that they moved our funds to. We have plenty of funds to cover our vendors, so there is no excuse to bounce a check to them. I'm pretty sure all the late fees and bounced check fees are on us. Christina McCandless did send an email saying that Condo Services would cover those fees due to their "transition", however, she stopped responding to emails and is unable to provide evidence that they have covered any fees from their personal account. As of February 2022, the last financial statement we received was for September 2021. Their current accountant does such a poor job making payments and maintaining financial records transparent to the board.

SUMMARY: All the other reviews do not lie. Avoid Condo Services for any HOA Management services. They will take away any authority the HOA board has and gatekeep your funds. They will maintain poor relationships with vendors by missing payments consistently. Their record keeping is so bad that when I received a list of all current owners, they had a previous owner that moved out as a "current owner" and the rightful current owner was not listed at all. They don't care that they are violating the management agreement.

Do not use this company. They do a terrible job managing properties. Not responsible. We just switched management companies and I received a $1,000 bill because CondoServices decided to stop taking my automatic payments and didn’t notify me that I was behind (which I shouldn’t be). My whole building is having to pay past due bills because of their incompetence.

This management company is reasonable priced compared to others we used and looked into for managing our small condo complex. They are reachable at almost anytime, and they want to come to condo board meetings to take care and assist with issues that come up during meeting. For taking so much off condo boards hands with building maintenance issue, and associate due collection it is worth every dollar spent. Also with Alan knowledge and length in business he brings apt of ideas to table to help us lower cost of services from vendors and pass it along to condo owners in way of reduce HOA payments.

I worked with the CEO Alain when I served on a small community HOA Board of Directors. He was responsive and supportive and I was pleased with the service he provided based on our humble budget. I would work with Long Beach Condo Management / CondoServices again in the future.

Rude attitude to it owners. You should see the emails from the owner, Alain. He needs to retire if he doesn’t like issues and problems that come with HOAs.

this is the WORST HOA management company ever. they NEVER answer the phone and yes they are liars and thieves!.....They owe our Escrow company funds and they do not respond when i call.....i will be reporting them.
