I just recieved a cold call from this company from a person named Ben. He asked me if I would like to take a look at a property in SLO. I stated to him that I do not invest in that area. he asked me where I invest and I told him where(3 hr away from the SLO area). I instructed him on our strict buying criteria and he complimented our company on our strategic purchasing requirements. He then sends us this "deal". Wow what a non deal it is. 1st their CMA (Comparative Market Analysis) uses properties that area a 25min drive time away from the subject property. The subject property in their "opinion" is valued(after repairs) $150k over the market in the area(we use a 5 mile raduis) for this type of property. They used the whole city. Real estate is 100% location based. People buy properties based on the location and what ammenties are in the area. I dont know what they thought they would sell my company but I told Ben on the phone I didnt want our time wasted as we get bad deals across our desk all the time. Just another realtor selling bad deals to investors. Learn to be honest not only with your retail clients but with your investor clients. An educated investor will figure your bad deals out in less than 5 minutes. Thanks for wasting my time.
