This management company, TMT, does not consistently respond to homeowners who email them, especially when the homeowners raise issues that require some effort to address. In my book, a lack of communication and transparency equals an automatic failure. You can't work with people who refuse to communicate.

I live at the Provence townhomes in Natomas and boy has the neighborhood changed. It's truly ghetto. The trash cans are left outside, broken glass in the street, and my main pain point, neighbors double parking in front of their garages in alley ways which blocks my entrance and exit. I have a smart car and on a number of occasions I could not leave because my car just stops. I have contacted Garret Satfield for help, wrote a formal complaint and have not received a response or posted changes. I called 311, and the tow company listed and was told they couldn't tow a car blocking my garage because it's not painted red. So it sounds like they want a lawsuit. I have explained several times I have a family member that may need to go to the hospital and if I can't get out of my garage ...could be tragic. Why aren't the alleyways posted and painted red for the stupid people getting away with this? Something needs to be done. My next door neighbor has parked his large white truck outside all week and nothing has been done. The security here is a joke. Why isn't security ticketing and towing these cars Why haven't I received a follow up email or phone callyour HOA has created a slum.

Update* finally got a response from an UNRESPONSIVE company a month later.. And they are requesting that I CONTINUE TO CALL AND EMAIL? You are right, if people that I live by desire to be good people, then they will. I cannot wait to move!!! Your undesirables can have this place.

This company is so far from caring about anyone but themselves. Garret Satfield does not follow through with what he says he is going to do either. Nobody ever follows through and we constantly have issue after issue within our community here in Natomas at Provence.

1. We pay a lot of money for our HOA’s and yet it is as if we live in a very bad part of town. Trash is all over the place.

2. Some residents have broken windows on their homes and even have broken garage doors and keep in mind this is a brand new subdivision.

3. We are not suppose to have our garbage cans left out side of our garage, yet a lot of residents do keep their cans outside of there garage, and even after garbage day, some residents just leave their cans out side on the curb all week. Again, Management Trust does not follow through with anything.

4. My wife and daughter have been chased down by homeless people on the property at least 2 different times already. Homeless people are always here going through the trash and leave a mess everywhere when they are done!

If someone was to talk to any resident here, they would all agree that Management Trust does nothing for us nor do they care.

5. We all have tried to reach out to Garret and Peter but never receive calls backs nor replies to our emails.

It truly is so sad yet they show reviews saying they are 4 + STARS. These must be paid for or bribed reviews…. Stay clear and do not move here!

6. Not enough adequate parking spots per housing units!

So many more bad things to add, just don’t have the time to get into all of this.

Special call out for Joanne Kim and David Lamont. Both were very responsive and helpful in answering questions, guiding me to fixes, and getting back to me promptly. With other HOA's I have had challenges getting in touch with people and more importantly getting back to my enquiries. Thank you !

The Management Trust of Northern California are CROOKS! They claim I am delinquent on my account but will not provide any statements or information. They say all communication must go through their Attorney. This dishonest Attorney would not communicate or provide me any information either! This has gone on for the last year! I have never seen anything like this before in my life. The left hand does not know what the right hand is doing, and neither will do anything. Their goal is to continue to charge me more in fees and assessments. At this point I must hire an Attorney to litigate since I do not know what else to do.
STAY AWAY FROM THE MANAGEMENT TRUST! THEY ARE DISHONEST AND REALLY NEED TO GET PUT OUT OF BUSINESS!!
