Thursday 07/11/2024: I honestly thought this place was a scam, so much so that I made a 3 hour round trip on 07/09/2024 from Mooresville, NC directly to this company office in Greensboro, NC.
I have been in contact with Earnnest (the payment system they use), and they said that I will be entitled to a full refund in the event that this rental company is not legitimate.
I have also contacted the owners of the property this company is “managing” directly to inform them of the questionable business practices that are taking place.
Over the course of 7 days, they did not want to not disclose the lease before I paid a security deposit (which is highly unconventional, and unreasonable).
After my 3 hour round trip, and also a whole chain of emails over multiple business days, they finally forked over the BLANK AND UNPREPARED*** lease agreement.
* Please note that if this is your first application for a rental property, this is a highly unusual practice.
You should absolutely be able to read what you’re agreeing to before transferring any funds. *
I have never lost a security deposit before, but after a brief conversation with Candy, forfeiting a security deposit with this company is common practice.
Please, do not let people like this take advantage of you.
Take photos and video of absolutely every single square inch before you move any personal belongings in and after you move your belongings out of the property after your professional cleaning (which is a requirement on the contract that is paid out of the tenant’s pocket).
The people who work here seem superficially “nice” enough, but there is a significant lack of comprehension and accountability.
The most legitimate person I’ve corresponded with (over email) has been Javier Gutierrez.
He seems very professional and gets tasks accomplished in a very timely manner.
In a couple of hours (less than one business day) and 5 short emails and we got what we needed to accomplished.
Candy is “nice”, but I think she is brand new to her position and seeks constant direction from everyone else in the office for most tasks.
Just try to be patient with her.
To be human is to make mistakes…
That, and/or the office has been punishing her for simply being a human being (which is inhumane and clearly not helping her performance in her role).
Candy Curtis and Stephanie Dizon both never apologized for their mistakes during this process.
It’s not that hard when clearly they are the ones that repeatedly messed up.
It’s really not that big of a deal, sometimes people mess up.
How someone acts after a simple mistake is really what is important.
Plus 2 stars for ease of payments using an online platform and Javier’s excellent customer service.
Minus 3 stars for the interactions with Candy/Stephanie and making absolutely everything more time consuming and inefficient for literally no reason and the harassment from someone named Brittany Collins.
Update 07/12/2024 I have revoked funds through Earnnest successfully for the “lease preparation fee” (as they did not prepare anything but a blank document) and my “security deposit”.
What they’re doing is violating laws and exercising illegitimate business practices.
I am NOT a lawyer, I just dated a top corporate raider real estate attorney here in NC for 10 years.
Please, do not let these “property management” companies like this intimidate you or try to scare you.
It is a scam.
If I cannot steer you away from applying with this company, please remember, if you ask a direct question and they use a psychological technique called DARVO (deny, attack, reverse victim and offender) or cannot answer a simple question directly, you are likely being manipulated.
I am lucky that I got out of this situation unscathed.
It is absolutely deplorable that others who were vulnerable were not so lucky.
If something doesn’t feel right, IT’S NOT!
ALWAYS TRUST YOURSELF!
If they attempt to contact me again, I will interpret it as harassment.
