Horrible management company. Our unit has been damaged for nearly 6 months due to neighbors upstairs flooding our unit. Emerald has not done anything to fix the issue and keep making excuses on top of excuses to the point we are playing a game what nonsense excuse they will use this time to why they can't fix our destroyed unit.
We have lived here for 4 years now and we are constantly worried that our unit will be in trouble because Emerald has not fixed the water sprinkler system after over 3.5 years and were concerned what would happen if the sprinklers were needed.
Now we are without proper water in our unit and we have spent the entire day trying to get them to help us to no avail. Now we will go without water until Monday at least and no help from them because that's how Emerald conducts business with the properties that they "manage." If your HOA is looking into getting them to manage your community please STAY away from them. They are horrible, nearly impossible to get assistance from. Nobody ever answers phone calls - you'll only ever reach voicemail and then hope and pray that they might get back to you in a timely manner.

It is not easy finding a good property management company, but I have been delightfully surprised by Emerald. Emerald manages our condominium complex in Redmond. On a Friday morning we had a small plumbing issue. and I needed to get into contact with someone from Emerald right away. Madison was able to answer my question and get on top of the issue immediately. Best of all, she was extremely prompt in following up afterwards via email.

This company is the worst management company. They are so greedy!! They will charge you for putting a bird feeder, for a curtain color they don't like, for keeping the dustbin out an extra day etc. They have ways to get earn money by putting fine or random charges.
When the whole world was locked down because of covid these idiots were sending fine emails about dustbin being out an extra day and sending you fine notice. People could be sick, someone could have died in the family but they worried about the Dustin. Wow!!!

When you sell your property, they will go have all sorts of random charges in your closing. They wanted to charge my real estate agent for putting the sale sign for few extra days.

Stay away from them if possible!

We were having a problem with our trash pickup at our complex in Magnolia and Madison was amazingly helpful and got on the phone with the city to mitigate the overflowing trash and home refuse items that were dumped behind the building. Within hours our problem was solved! Thank you Madison and to the Emerald Management Team for being so responsive.

It can be hard living in a condo community when some folks try to keep the area clean and beautiful and others care less. But finally we luck out and got a excellent, concerned and very organized Community Assoc. Manager of Emerald Management & Consulting, Ms. Nichole Street. One of her many jobs has been to informing the resident of our gated community of the rules and regulations, or folks will do what they please to do, i.e., inappropriate window curtain, trash in their walk up and backyard areas, old car leaking oil, and children unsupervised and running free through other people patio area, just to mention a very few things. I have own my condo for 18 years and I remember how well kept the property grounds were maintained. Many community association managers have come and gone without getting involved with improvements of the property and the Association's Board of Directors. Nichole has a way about herself, speaking kindly and respectful as most of us are Seniors. Also she has done a excellent job working with the Board of Directors as they can be very difficult and rude at times. I am excited that we have someone like Nichole who can get things done, without having no care attitude. She should be a trainer to other Property Management companies in how to deal with property owners and Board of Directors. She has a strong pleasant spirit that makes everyone feel good.

This organization is the replacement for my previous management company Targa, which did absolutely nothing for my community. Since taking over Emerald has steadfastly corrected the negligence of Targa. Staff has been very helpful in resolutions and providing pertinent and relevant information to my inquiries. Very pleased with Emerald as my property management team.

Emerald is the most negligent property manager that I have ever experienced.

Units without heat for months, staircase landings filled with water and 2+ years later they haven’t installed drains.

Bad vendor management, zero maintenance management.
Incredibly unresponsive to communication. They don’t have seemingly any professional processes in place and are completely non-transparent when questioned.

It took 3 months for them to send remodel plans they already had to our HOA and has taken almost 2 more to qualify a subcontractor.

Never trust a vendor they provide. If you get outside quotes you‘ll see what I mean.
